Our Client, a commercial general contracting and design-build firm established over 50 years, is seeking an experienced, passionate, and highly skilled Project Manager to lead project teams from their new office in North Olmsted, Ohio. This person will be a self-starter and strong problem solver, driven to succeed on every project they manage.

  • Projects: Manage diverse commercial projects (restaurant, retail, healthcare, office, light industrial) typically ranging from $250,000 to $10 million.
  • Location/Travel: North Olmsted, Ohio (office-based with project site visits roughly 1-2 times per month).


Requirements:

As the Project Manager, you will manage diverse projects including renovations, tenant buildouts, and ground-up construction, taking ultimate responsibility for their success and serving as the main contact with clients.

Project Execution and Ownership: This role demands a high level of ownership over the entire project life cycle. You will be responsible for driving the schedule, solving complex problems proactively, and ensuring projects get done on time and within budget. You must demonstrate the necessary level of detail and follow-through required to thrive in a fast-paced, results-focused environment.

Multi-Project Management & Specialization: You will simultaneously manage multiple commercial construction projects ranging in value from $1 million to $5 million. Your portfolio will often include projects specializing in retail, restaurant, and tenant build-out new construction and remodels, requiring specific expertise in those segments.

Office-Based Leadership & Site Visits: This is an office-based position where you will utilize your strong leadership and communication skills to motivate and manage project teams, clients, and subcontractors. You will visit project sites roughly 1-2 times per month to ensure quality control, adherence to specifications, and project progress.

Financial and Contract Oversight: You will utilize your deep Construction Knowledge to monitor expenses, control costs, and ensure projects remain within budget constraints. This includes the full spectrum of Contract Management, from negotiation and administration to handling RFI's, submittals, and change orders.

Required Skills & Experience

  • Experience: 5 years of experience as a Project Manager in commercial construction is a must.  Retail, Restaurant, and Tenant Build-out projects, with typical project values in the $1M to $5M range
  • Technical Tools: Proficiency with Microsoft Office (Word, Excel, and Outlook) is required. Experience with MS Project, Procore, Smartsheet, and Bluebeam is preferred, but not required.
  • Core Competencies: Demonstrated abilities in planning, scheduling, problem-solving, and decision making. Excellent attention to detail and clear, concise written and verbal communication skills.
  • Work Ethic: Ability to meet deadlines while demonstrating adaptability and flexibility in the face of changing project demands and priorities.
  • Screening: Pre-Employment Drug Screening and Background Checks are required.
